The study notes there were already five projects with price tags over $100 million under construction last year in Chicago’s Loop and Near West Side alone, not to mention the long-floated One Central development near Soldier Field and a possible new stadium for the White Sox.
Looks like the Trib EB does math as well as a CPS student. “Assuming a $675 million assessed value, the current taxes would be $53.2 million/year.” That is 7.8% of actual value. Even in the Peoples Republic of Illinois, I do not believe RE Taxes are that high based on actual value.

Treasurer’s report also notes that, if the stadium isn’t built at the Arlington Heights site, something else would almost certainly be built there as it is a large site with good access to an affluent market.

Illinois can’t print money at the end of the day, the PEOPLE will have to pay the billion if the Bears stay and continue to pay for lost taxes.
A largely unasked question is becoming glaring: Is Illinois doing all it should to use artificial intelligence to make government cost less and work better? So far, the evidence says no.
