One has to wonder what prices of everything would be like had we not let 10-15M ( that we know of ) people into our country needing food, clothing, housing and everything else under the sun.

A good amount of the rent goes to pay for property taxes and security. Even at these higher prices the rate of return is poor. They city has a million inspectors for everything just to pick the pockets of the landlords who then pass it on to the tenants.
