Chicago region saw record-breaking warehouse development in 2023 – Chicago Tribune/MSN

Developers last year completed 70 big-box warehouses, adding up to nearly 33 million square feet, up from 25 million in 2022 and 20 million in 2021, according to Colliers. But the historic pace of industrial development did finally slow. The vacancy rate for Chicago-area big-box properties more than doubled to nearly 9% over the past year, a signal that developers caught up with demand.

Can’t wait until one works on a lower level of the building, goes to the company store a few levels up and then off to bed in an apartment a few levels above that. Self contained servitude, the way the overlords want it. Sick? Go to the company clinic on floor 20. Vacation? You don’t make enough to take one after buying the company store food and paying rent, and there’s nowhere to go anyway. Kind of surprising of the growth but the Chicago, Gary, Milwaukee, Madison & Rockford region has over 10,000,000 people so an additional 70 warehouses is not out of the ordinary. Seems like a lot was built on spec though given the 9% vacancy rate. Moreover, this region has always been the center of distribution, from the stockyards, to commodity trading, to O’Hare to the railyards.

Walmart here in Belvidere is building a 1.2M sq ft distribution center and General Mills not far away on the bypass from the one Walmart is building a 1.3M sq. ft. warehouse. General Mills is also planning to add 500K sq ft. to their main operations. Stellantis will also reopen possibly investing up to $2B with consolidation of the Mopar division. Who knows what the tax incentives were but they seem to work for now. I’m sure the Chicago-Rockford airport has a lot to do with the growth as does close proximity to I-90 and I-39. Drive north on 90/39 past Beloit towards Janesville. Massive construction projects everywhere going on. Get off the interstate and just west more big projects in progress. I believe that Wisconsin in drawing more businesses to that state than Illinois politicians refuse to acknowledge.
