Illinois tops New Jersey for highest rates as property taxes jump nationally – ATTOM

The top 10 states with the highest effective property tax rates in 2023 were all in the Northeast and Midwest. They were led by Illinois (1.88 percent), New Jersey (1.64 percent), Connecticut (1.54 percent), New York (1.46 percent) and Nebraska(1.46 percent).

Anyone who lives in Will County 2023 property taxes are available now online to view. Take a couple of Valium before you look, this is absolutely highway robbery, on average in my subdivision anywhere from 600 to 700 dollar increases, we’re in the hell are people going to come up with this money..

Peoria at 2% – that is a clear outrage. Yet when you see how the ‘gilded class’ of public employees behaves, not a surprise at all. Their smug view – I got mine and it sucks to be you.

No surprise that Illinois is expensive, but there are some other curiosities in the data. Waller County TX is reported to have the nation’s highest effective tax rate, >8%! Somehow Dodge County WI gets by with 0.2%. These are for single-family homes only, and apparently come from ATTOM’s data so their may be some definitional weirdness. Still, it’s an interesting map.

The average percentage is not an accurate gauge of property taxes. Break it down to cities and towns with populations of over 25K. Belvidere/Rockford/Woodstock/McHenry and many others are over 3% and have been as high as 5.25% in Rockford. Chicago alone for residential brings down the average with less than 2% (was 1% for residential) a few years ago. Separate commercial and industrial in Chicago and compare those tax rates with similar ones in other cities around the country for a more accurate number. Chicago will have their triennial reassessment this year. Yes, the 1 percent effective PT rate is long gone. With Chicago’s out-of-control spending, 2 percent will be looked back not many years from now as a low percentage.

You’re right. Over 30 years, the value of the Collar County/Rockford Illinois home will depreciate relative to homes everywhere in America more than 81% (that is: the property tax rate differential of 2%, taken to the power of 30). Another aspect to look at is percentage of household income demanded in property taxes. According to BLS, all over America across all income quartiles and even regionally, the percentage of hh income spent on property taxes is below 4%.
