Kam Buckner introduces bill that would ban single-family-only zoning in most Illinois cities – Crain’s*

Chicago homes Logan SquareA new bill in Springfield would ban single-family-only zoning across eight cities in Illinois, following similar measures that have passed in Oregon, California and Washington state. On Feb. 5, state Rep. Kam Buckner introduced the Single-Family Zoning Ban Act, which would prohibit zoning areas exclusively for single-family residential use. The bill would phase in that ban, applying to cities with a population between 100,000 and 500,000 by June 1, 2025, and cities with more than 500,000 residents by June 1, 2026. The Illinois Association of Realtors is reviewing the legislation, a spokesperson said.

Communists are not going to stop here. Inch by inch, if this bull passes they will be coming for existing single family homes. Just like Russia after the revolution. Diversity is not a good thing!

Yep, everyone wants at least one house on the block with people coming and going all hours of the night, several cars on the neighbors curb and in the yard and “ cousins “ using the local schools and social services resources.

Why exactly do things need to be more dense? ~ Most single family zoning infrastructure doesn’t have the capacity to handle multifamily housing, from schools, to water mains, to street parking, to alley access for vehicles, to traffic control, to grocery stores, and so on. ~ Nobody asked for this. If you’re going to say something, be accurate, not ignorant. First of all, Illinois has never lost population in its existence. Do your homework, don’t be ignorant. Illinois has gained population in every official ten-year census count since it became a state. Secondly, this is a good bill, hopefully it passes. But if it passes and you don’t like it, move to an Illinois city with less than 100,000 people, then it won’t affect you. Or move to another state that isn’t considering this kind of law (yet). Those white suburban soccer-mom Karens may support most of your DEI agenda, but God forbid there be any affordable rental housing constructed on their single-family suburban block. These folks paid serious money for their single-family 4 bedrm/3 bath McMansion. Cue the angry lawn signs, pickets, and fierce village council meetings immediately, whenever some developer has gall to request planning approval of any multi-family housing proposal. Unfortunately the AWFL’s never understand the consequences of who they vote for. They’ll oppose the affordable housing in their neighborhood when it pops up but won’t realize it was made possible because of who they put in office. Be interesting to see if Anne Stava Murray is on board, I think Naperville has more than 100,000 residents.

Anyone who has been to Warsaw or any other former eastern bloc city, has seen the communist apartment blocks. I’ve been inside. They are nothing if not depressing. Giant gray or taupe monoliths with 600 sq ft apartments for a family of four.

Stop with the dramatics. You do realize if this becomes law, it simply means single family homes CAN still be built, along with other structure types. It doesn’t mean they’re banning single family homes. The problem is some people don’t understand the bill. And whether you say you understand it or not, the fact remains some people don’t understand it.

Single family zoning is THE only obstacle to out-of-town developers tearing down starter homes and replacing them with six flats on 50′ wide lots. So, sure, SFH aren’t ‘banned’ its just that no developer will voluntarily choose to build them unless forbidden to do so by zoning laws. And those affordable but dated starter homes on your block, with the slightly larger lots, maybe 60′ wide instead of 50′, those houses will be torn down even faster than the McMansion developers tore them down.
