In Woodstock IL, McHenry County, our property tax rate has ranged around 4% for a decade.
Our home values decline annually relative to home values all over Illinois and America.
Chicago has enjoyed artificially high home values due to their artificially low property tax rates (~2%).
Chicago property tax rates are artificially suppressed as a function of borrowing, rather than taxing for, operating expenses of schools and government operations.
Because of suppressed tax rates in Chicago property values increased compared to our very high taxes in Rockford which decreased due to high tax rates. Example my sisters home in Chicago’s Lincoln Square was valued at $140K in 1991 now just over $500K but could get $650K minimum. Her taxes were about 1% of value for a long time. Now just under 2%. She pays approx $9,300 now but same value home in Rockford would be close to $22K with no appreciation in value if purchased within the last 15 years or so. A lot of people drive six mph over the speed limit. If you don’t live in Chicago but drive in it for whatever reason, you’ll be less likely to drive there if you’re getting these speeding tickets. That means there will be less people driving to Chicago to buy goods and services, resulting in lost revenue for Chicago. Did the Chicago pols consider this?
