"Although HB2775 is well intentioned, the main thrust of the amendment is to strip property owners of their right to determine to whom they rent by eliminating safeguards previously used to evaluate prospective renters...Government run amok at the expense of small and mid-sized property owners, legislative attempts to mitigate the housing shortage are having the opposite effect to what was intended."

When covid hit many landlords learned the hard way who actually owned their properties.

I expect that the “housing shortage” will continue going forward and even worsen. Nobody property owner is gonna get in line for more “subsidize the nonpayer” treatment.

My idea of equitable housing: Create an affordable housing policy called “Put-Money-Where-Mouth-Is” aka PuMoWMI (pooh-mow-me) Landlord, if they wish, designates his building as PuMoWMI Designate a certain number of units in any building as affordable housing. Landlord and existing tenants determine what an affordable rate is (could be free). The market rate units in that building absorb the additional rent and pick-up the difference in the affordable unit(s). Net revenue to landlord remains neutral All fair housing advocates will sign-up to live in the market-rate units in PuMoWMI buildings and pay the premium, thereby subsidizing the very housing for which… Read more »

This bill is 100% about forcing mom & pop landlords to accept Section 8 tenants. I know someone who fielded phone calls from an aggressive S8 voucher recipient who demanded they that be allowed to rent a 5 bedroom house in a fairly nice suburb. They said you have to rent to me, I’m section 8, you can’t discriminate against me. When my friend asked, why do you need a five bedroom house for only two people per the section 8 application, the prospective tenant didn’t really have an answer. They perceive the landlord class as evil profiteers when many are just people whose primary and sometimes sole major asset is the building they are living in and also renting.

Every sensible person on the left and on the right knows and understands what will happen with 95+% accuracy. Humans can reason and calculate. Landlords want rent. Tenants want shelter. Laws like this simply enable calculating tenants to abuse a system that overall worked pretty well. Supply and demand intervene and places like Manhattan with rent control simply distort the market. We can’t fix supply and demand. It impacts economic decisions in China and Russia and Tehran. The Atlantic published an article about the impact of Section 8 housing on Memphis in 2008. No way they would publish such a thing today. I remember it because it frankly seemed to make common sense. https://www.theatlantic.com/magazine/archive/2008/07/american-murder-mystery/306872/ Interesting reading. Real estate blogs are rife on the Internet as to how to properly filter out prospective tenants. And they emphasize how important it is to properly evaluate Section 8 applicants (they generally say there are good Section 8 tenants – it just takes lots or patience and discipline to find them). Progressive ideologues are fully capable of doing stuff they know won’t work. Many of them protect themselves from their own programs and policies. It’s still about getting votes and remaining in power.

The underlying reasons would take multiple psychiatrists and lengthy analysis to figure out. They may be projecting their own guilt or simply hate the country that has nurtured them like some children hate their parents.

Most of us have encountered these people in college or in real life. Single-minded virtual sociopaths and chamelions with a lectern and/or an audience.
